Writ of Possession entry

Property access alongside the certificated agent, executed under the writ. Non-destructive entry where possible; controlled forced entry where the lock condition demands it.

Commercial enforcement

Roller shutters, shop doors, factory and warehouse units. Commercial premises are within scope for both High Court writs and County Court warrants of control.

Eviction lock changes

All external cylinders changed on-site immediately after eviction has been executed, so the property is secure before the agent's departure. Cylinder grades confirmed for the case file.

Post-entry re-securing

Boarding, temporary locks, damaged-door repair where forced entry was necessary. The property is left safe and weatherproof, not abandoned half-fixed.

Roller shutter & shop door work

Specialist shutters, anti-lift bolts, override locks. We can re-secure commercial entrances that standard locksmith kit can't handle.

Out-of-hours availability

Enforcement work doesn't always fit a 9-to-5. Pre-booked early starts, evening jobs, and weekend execution scheduling.

Enforcement firm or HCEO confirms job details, address, and scheduled execution date. We confirm availability and rate against the writ type before the job is booked in.

On-site
execution

We attend with the agent at the scheduled time. Entry executed under the writ; lock changes completed before the agent leaves the property. Photo record kept for the file.

Reported & invoiced

Photo evidence of completed work, summary report for the agent's case file, and a single invoice to the instructing firm. Standard 30-day account terms.

No. The law restricts locksmith assistance for residential Writs of Control, bailiffs may only enter through unlocked doors or with the occupant's permission. We can attend if the agent has lawful entry by another route and lock changes are needed afterwards, or if the writ is one of the types that does permit locksmith entry (possession, HMRC, criminal fines, prepayment meter).

Typically 24 to 48 hours' notice is comfortable; emergency same-day enforcement is possible depending on existing bookings. Early-morning execution (the standard 6am-onwards window for residential evictions) is fully supported.

Writs and Warrants of Possession (residential and commercial eviction), commercial premises enforcement under any writ, HMRC warrants, criminal fine warrants, and post-entry re-securing on any job type. The legal limits are on what the agent can do, not on what we do once entry has been lawfully achieved.

£2m public liability is standard. Certificates and indemnity confirmations are provided to instructing firms ahead of the first job. Additional enforcement-specific indemnity can be arranged on request for higher-value commercial work.

Thirty days standard for firms with established history. Pro forma for new accounts or single-job instructions. Card and bank transfer accepted; no cash. Monthly statement runs to a single billing contact.

Yes. Photo evidence of the property condition before and after the job, lock change confirmations with cylinder grade noted, and a written summary of work completed. Delivered with the invoice, formatted for direct attachment to the agent's report.
